Real estate has changed a lot. There once was a time when potential buyers would visit local real estate offices to find out what was for sale in the local market. Buyers would pick up a local newspaper or grab a free real estate magazine outside of the local shopping center for real estate listings.
Companies that wanted to be successful for their clients needed to spend money on fancy offices in high-traffic areas in town. Those offices needed big conference rooms, lots of equipment, and full-time reception staff because that is where business was done. Purchasing expensive print advertisements in newspapers and magazines was a must, since that was how you got a listing in front of buyers. Of course, it was their clients who paid for all of this through high commission rates and fees. If a seller wanted to avoid paying these high fees their only option was a “discount” brokerage who provided only limited services and often left customers on their own to show their properties, negotiate with buyers, and handle complicated real estate contracts.
The world has certainly changed in the past couple decades and the real estate business is no exception. In 2021, a study by the National Association of Realtors found that 97% of buyers looked online for their new homes. The simple fact is that while there still may be buyers walking into real estate offices or perusing newspapers and magazines to find real estate, those numbers are small, and getting smaller.
